Barn Property & Summary
The Vail Drive Barn is an authentic Vermont Barn in the beautiful Northeast Kingdom of Vermont that has been modified to be the perfect venue for small to medium sized weddings, birthday parties, anniversaries, memorial gatherings, corporate events, and reunion celebrations.
The Vail Drive Event Barn measures 24 x 48 feet with 12-foot-high vertical walls. It has sliding doors on three sides that can be closed if the weather turns foul. The sound of rain on the tin roof is musical. The default barn set up has 58 dining seats with 2 serving tables on side wall using half the barn. The interior of the barn is set up as a balanced mix of dining and conversational space under cover if event day is rainy. Without additional tent setup on the lawn, a party of between 50 – 60 can comfortably socialize and dine inside. If more are expected, an additional lawn tent may be installed on the big lawn. In addition to the steel and HDPE constructed dining tables, there are two casual seating areas with furniture and a big wooden table that seats 10 and a small round one that seats four as part of the standard setup. On most days, the spacious lawns surrounding the barn make the perfect spaces to mingle or customize your preferred indoor/outdoor event seating and lawn mix.
The lush lawn on the northern side of barn has afternoon shade, generous space for socializing, and gorgeous views of Burke Mountain. It is quintessential Northeast Kingdom!
The seating location both inside and outside can match your event function preference. For larger groups than 60 if you want to ensure covered seating in case of rain, adding an event tent is recommended. Weather permitting, some seating can be outside in the shade and some in the sun.
50 additional quality Snyder Palmer brand chairs and coordinated 96-inch plastic white or grey tables are also available on the property. A collection of baskets and bowls are on site to use for floral or keepsakes.

The trails are spectacular and diverse and are mowed regularly in the spring, summer and fall months for walking.

Parking for Vail Drive Event Barn is available with 56 parking spaces in the Miller Run Oval area below the barn. Caterers may setup on the west gravel area of the barn or east lawn of barn—weather dependent. No parking is allowed on Vail Drive.
Restroom
Restroom A best of the bunch Porta Potti is in the custom built small barn-like structure. It has a water wash basin and is professionally cleaned by the vendor prior to each event. On the outer walls of the building and of those of the barn are great places for hanging custom event art or messaging. The xc trail signs can be taken down for your event if desired.

Amenities & Features
Most everything that is always needed for a comfortable, flexible celebration is here:
- Refrigerator in barn.
- Lighting in barn is provided by four spotlights 12 feet above barn floor. Electric service outlets are located at each end of the barn and one in the middle.
- 3 Strings of low voltage lights hand above floor.
- Barn is not heated. You can see thru the cracks. The barn is “barn clean”.
- Spotlights are mounted above doors at both ends of barn on exterior.
- Maximum parking capacity is 56 cars in the field below the barn which is about a 100-yard walk to the barn. There is a handicap auto drop off within 30 feet of the barn, All cars except one or two plus those of vendors should be parked in field. No parking is allowed on Vail Drive.
- The Town of Lyndon has a noise ordinance in effect with maximum of 70 decibles allowed at property line. A neighbor’s house is not too far away so blaring loud music is to be avoided.
- Operation hours are from 10 am to 10 PM.
Alcohol and food and Service Vendors
Per town approval, if alcohol is desired to be served at the Vail Drive Event Barn, renters must hire one of many vendors in area with liquor license. Ask and a list of some options including food and caterers will be forwarded.
